Another satisfied Probate PNW client! The administrator was working on settling her father’s estate and a big part of that was selling his home in Ferndale.
When we first began speaking she had been trying to sell the property on her own to save on selling costs. In my opinion, this isn’t necessarily a bad idea but depending on the situation it isn’t always the best idea either. In this case, there had already been two buyers pend the property only to lose interest. Because they paperwork was done improperly the second one had been stringing them on for weeks without doing anything to move the sale forward.
When we first met the administrator this is the situation they were in. We moved them out of the stalled sale and immediately began making recommendations on how to best prepare the property. In this case, although there was work to be done, we recommended doing very little. The work was too extensive and investing in those repairs was not going to net more for the estate. Cleaning out the house and tidying up the grounds was all that was needed.
They followed our advice on the preparation and this home was purchased with cash by a neighbor in short order once it was ready to go. We properly screened and prepared the seller so that no items were requested during inspection and it was closed in two short weeks. The best part was that the seller ended up receiving more money than she had been trying to sell it for on her own. So, the estate netted more without her having to worry about whether or not the process was being handled properly. We worked closely with the attorney to ensure all aspects were processed to their exact preference and coordinated everything else with title, escrow and the buyer.
It is truly rewarding when we can assist an administrator to perform their best in their role and to help them move on during a difficult time. The process doesn’t need to be difficult and we pride ourselves in utilizing the proper resources and tools to ensure it is as simple as possible.
