We had a closing today and our client couldn’t be happier! She lives in Arizona and was named as the executor of her departed friend’s estate here in Whatcom County. Although she had the help of some local friends it was still very difficult for her to manage the process from afar. Overseeing the liquidating and removal of all of the items in the house, evaluating the status of the home and carrying out the needed landscaping, maintenance and cleaning needed to prepare it for sale and maximize the value was a lot.
We stepped in and began visiting the property and providing updates regularly. We simultaneously communicated with her and our preferred estate liquidators to estimate timing of when the house would be cleared out. Once all loose items were removed from the property we provided pictures, videos and recommendations as to what should be done in and around the property.
After receiving approval from the executor on the specific tasks we coordinated licensed and bonded landscapers, handyman and cleaners to properly prepare the property for the market. We even took it a step further by paying for these services directly. The administrator appreciated not having to deal with multiple invoices to pay for and track to be later reimbursed. Rather, we took care of it and were compensated through escrow at closing. Simple and clean.
The best part was that once the property was ready we were able to provide a cash buyer off of our buyers list so the property was sold in a matter of days and closed in just over a week! The executor was so relieved to be done with one of the most energy intensive aspects of settling the estate and with minimal effort.
